GREEN PARK
With 1.4 million square feet of grade a office space, Green Park is one of the leading business parks in the United Kingdom and it celebrates its 20th Birthday this year.
Home to more than 60 companies and over 7,000 employees, it sets the gold standard for 21st century business parks. Its achievements, endeavours and enduring successes are testament to its absolute commitment to the needs of its occupiers. Construction on the next phase of the 195-acre park has already begun, with two further buildings offering an additional 233,988 SQ FT the business community.

- QUALITY & LONGEVITY – Green Park, Reading is located on a 195-acre site and is one of the UK’s leading business parks. It has a two-decade track record of delivering enduring, excellent office design which currently stands at 1.4 million sq ft over nineteen office buildings. Six of the multi-let buildings currently have availability totalling 85,000 sq ft.
- EXCELLENT TRANSPORT LINKS – Green Park is located close to Junction 11 of the M4 at Reading, allowing easy access to and from Heathrow and Central London. It takes 25 minutes from Reading Mainline to London Paddington by train. When Green Park Station opens next year, Reading and Basingstoke Stations will be six minutes and 22 minutes away respectively.
- LOCAL TRANSPORT LINKS – The Greenwave Bus Link is a shuttle service running every seven minutes during peak times between Green Park and Reading Mainline Station. The new Green Park Train Station, due to open in 2020, will have direct links to Reading Mainline Station as well as Crossrail services.
- OWNERSHIP – Mapletree Investments Pte Ltd (Mapletree) acquired Green Park in May 2016.
- GREEN PARK POPULATION – Green Park is home to approximately 7,000 people.
- ON-SITE FACILITIES – On-site facilities include a day nursery, WH Smiths and three restaurants are available on the park. In addition, there is a Conference Centre, Nuffield Health Fitness and Wellbeing Gym, chiropractor and dentist.

Green Park's next phase - 400 & 450 Longwater Avenue
- NEW DEVELOPMENT PHASE – 400 & 450 Longwater Avenue is the next phase of Green Park’s development and is being built speculatively. It consists of two mirrored buildings overlooking the lake and will provide a combined area of 233,988 sq ft grade A office space, with flexible, column-free floorplates over five floors. Each building offers 116,994 sq ft.
- COMPLETION DATE – Autumn 2020.
- EFFICIENT OCCUPANCY RATIO OF NEW PHASE – 1:8 square metres.
- OUTSTANDING CAR PARKING & CYCLE BAY PROVISION FOR NEW PHASE – 722 car parking spaces and 116 cycle bays.

Green & Environmental intiatives at Green Park
Green Park is set in 195 acres of parkland which has been carefully landscaped over two decades, thereby encouraging biodiversity. It is now home to a wide range of plants and animals with more than 62 bird species having been ‘twitched’ on the business park, including Grey Herons, Cormorants and Greylag Geese. Green Park partners with the Berkshire and South Bucks Bat Group as well as the Bat Conservation Trust to monitor the Bat boxes and Bat Sounds Monitors installed around the Park. In addition, two beehives, a herb garden and wormery can be found. Longwater Lake, which runs through the centre of the park, is home to an abundance of freshwater fish and invertebrates. In 2018, Green Park was awarded the Wildlife Trust’s Biodiversity Benchmark.
Taking advantage of the windy climate in the UK, Green Park is home to a 120-metre wind turbine which generates enough energy to meet the needs of 1,200 average British homes each year. This energy is fed into the National Grid, of which, about 70% is used within a two square mile radius around the turbine.

Community at the heart of Green Park
Events for those who work at Green Park and for the wider community run constantly throughout the year. There are over 450 events and activities for occupiers to choose from, such as the annual summer fete, weekly boot camp sessions, language classes, open water swims in Longwater Lake and monthly street food festivals. In addition, facilities and events are available at Green Park for the wider community to enjoy, including the Green Park Triathlon, Reading Half Marathon, fishing on the lake, organised nature walks and use of the cycle paths
